Evidence you can hand your clients. Not claims you have to defend.
You sit between the contractors and the client. When service is questioned, you’re the one answering - usually with the contractor’s own records. enwitness gives you an independent record of every clean, patrol and maintenance visit, across every site you manage.
Your portfolio, one record.
Every site, every contractor, every checkpoint - visits, times and dwell, in one view. Filter by building, by contractor, by service line. Export it, or share a live view with the client so the monthly report becomes a formality instead of a negotiation.
Your own people, on the record too.
Supervision is part of what your clients pay you for - and until now it was just as invisible as the cleaning.
The building manager’s walkthrough. An on-site manager or concierge runs the building from inside it: the full walkthrough before 11am, every morning, every level. With enwitness their round verifies itself as they walk - and they manage contractors from the same dashboard head office uses. One person, both sides of the record.
The area manager’s site visits. Your roving managers visit each site three times a week to check the work is being done. Now you can show it: which sites, which days, and that the visit covered every bathroom, meeting room and plant room - not just the front desk. When a client asks what supervision they are paying for, the answer is a record, not a roster.
The same checkpoints verify everyone. The cleaner’s round, the guard’s patrol, the concierge’s walkthrough and the area manager’s inspection all land on one record - so “is the work being done, and is anyone checking” finally has a single answer.
Your contract comes up too.
You spend all year verifying everyone else’s work - then walk into your own renewal with testimonials and a slide deck. Whether you self-perform or manage contractors, the record is yours to stand on: months of verified visits, response times and closed issues that no competing bid can match. Reappointment stops being a story you tell and becomes a history you show.
The moments it pays for itself.
Your own renewal
A verified service history against a competitor’s proposal. Not a fair fight.
A client dispute
Attach the record, close the thread. No calling around, no reconstructing last Tuesday.
Taking on a new site
Baseline from day one - so inherited problems stay documented as inherited, not yours.
The monthly report
Built from the record, shared as a live view. A formality, not a negotiation.
Can I give this to clients as evidence?
Yes - that’s the point. The record is independent: it isn’t the contractor’s attendance system and it isn’t yours to edit. Share a client-facing view or export the history. When a client asks “did anyone actually attend on the long weekend”, you answer with the record, not a phone call.
Does it work across contract compliance and SLAs?
The record shows what was delivered against what was rostered: visits, frequency, time on site. Where a contract specifies attendance or frequency, you can see conformance at a glance and raise the gap with the contractor before the client raises it with you.
What happens when the record shows a miss?
The same thing that happens now - except the conversation is short. A missed visit is visible the same day, not discovered at the quarterly review. Most misses are roster problems, not people problems; catching them early is how you keep both the contractor relationship and the client.
Do my contractors have to adopt it?
Their workers install an app and carry the phones they already carry. No hardware for the contractor, no cost to them, nothing scanned. Many contractors prefer working under enwitness - it ends the “did you actually go” conversation for them too.
Does this help at our own contract renewal?
That’s where it pays off most. A committee comparing your verified service history against another firm’s promises isn’t really comparing like with like - and they know it.
One site first. Then the portfolio.
Start with one building and agreed success criteria. Beacons ship pre-configured; a site is live in a day. Roll out building by building - pricing drops as you add sites, and your whole team is included on every plan.
occupant reporting
Verified response times, and where issues cluster.
Occupants scan a sticker to flag an issue - or say thanks - and every report is timestamped and tracked from received to resolved. You get verified response times to show clients, and pattern data showing which areas and hours generate the most reports: the honest basis for adjusting schedules. Occupant reporting is off by default and switched on per building.
Common questions
Who owns the records when a contract changes hands?
Can we verify our own managers’ site visits?
Can different contractors share the same beacons?
Can I use the records in a contract dispute?
Can I require enwitness in tenders?
What are the workplace surveillance obligations?
Does it integrate with access control, BMS or my CAFM system?
What happens in basements and plant rooms with no reception?
Do beacons work in lifts?
Who maintains the beacons across my portfolio?
What is the installation effort across a portfolio?
Can occupants report issues through it?
Where is the data held?
For the person actually running the building.
Issues reach you first - flagged at a checkpoint, routed to you, closed on the record - not saved up for the committee meeting. And the record shows what you dealt with, not just what went wrong. Being on top of it finally looks like being on top of it.
